For a 3 BHK buyer, our recommendation is to compare more than the overall apartment size.
Pay particular attention to bedroom dimensions, living-dining width, kitchen utility, balcony usability, number of apartments per floor and parking.
A smaller home with a better floor plan can sometimes feel more comfortable than a larger home with inefficient space distribution.
The 4 BHK segment gives buyers considerably more choice.

Once buyers enter the 5 BHK category, requirements generally become more specific.
The current portfolio includes 5 BHK offerings through projects such as Silvana, Kronis, Trionzza and Altezza.
For example, Rajhans Silvana is officially positioned as a 5 BHK luxury project near VIP Road in the Bharthana-Vesu area. Its official project information lists facilities including a private cinema, jogging track, library, kids pool, box cricket, banquet hall and swimming pool.
But a long amenities list should not automatically determine the purchase.
For a 5 BHK family, we would give greater importance to privacy, living-room scale, bedroom planning, family areas, parking and long-term maintenance.
At the upper end of the portfolio sits Rajhans Golf Link.
The developer currently positions Golf Link as a 6 & 7 BHK super-premium residential development in Vesu, near G.D. Goenka International School.
One of its most distinctive features is what Rajhans describes as Surat's first mini-golf course. The project also includes duplex and penthouse floor-plan formats within parts of the development.
For buyers considering a residence at this level, BHK count is no longer enough.
You should evaluate:
Space: Is the additional area genuinely usable?
Privacy: How many families share the floor and common areas?
Lifestyle: Will your family actually use the premium facilities?
Parking: Is the allocation suitable for a large household?
View & orientation: What does the selected apartment actually face?
Maintenance: What will it realistically cost to maintain the residence and common facilities?
That gives a far more meaningful comparison.
One reason these projects attract attention is not simply their individual specifications—it is their location within the wider Vesu growth story.
Different parts of Vesu provide different advantages.
VIP Road side can appeal to buyers who value established connectivity and access to commercial and lifestyle destinations.
Vesu Canal Road side provides another growing residential corridor. Rajhans Zorista, for example, is officially located behind Rajhans Corazo on Vesu Canal Road.
G.D. Goenka side represents another premium pocket, with Rajhans Golf Link located near the school.
This is why saying simply “the project is in Vesu” is not enough.
The micro-location matters.
Here is a simple test we recommend to luxury-home buyers.
Stand at the project site and check how long it actually takes to reach the places your family uses regularly:
school, workplace, hospital, grocery/retail, club, relatives' homes, airport route and major business areas.
Google Maps distance is useful, but actually driving these routes during normal traffic hours gives you a much better picture.
For an end-user, daily convenience compounds over years.
Luxury projects often advertise dozens of amenities.
But the number itself should not be the deciding factor.
For example, Rajhans Altezza's official project information lists facilities ranging from a swimming pool and gym to squash/badminton, spa, golf simulator, recliner cinema, bowling alley, banquet hall and other recreational spaces.
Zorista similarly lists a broad collection of sports, wellness, entertainment and children's amenities.
The buyer's question should be:
How many of these facilities will my family actually use?
Also understand how those amenities may affect future maintenance expenses.
This is an important distinction.
Give greater weight to:
location, floor plan, privacy, natural light, parking, neighbourhood, amenities, family convenience and long-term comfort.
Give greater weight to:
entry price, price per carpet sq.ft., competing inventory, rental tenant profile, maintenance expense, project stage and resale liquidity.
A beautiful luxury home can be an excellent end-use purchase without necessarily being the strongest rental investment.
Similarly, an investment-friendly property may not be the home you personally prefer living in.
The developer's current website provides separate filters for ongoing and completed developments, and its ongoing residential portfolio currently includes the projects discussed above.
An under-construction property can offer different inventory and payment options, but buyers should verify construction progress and documentation carefully.
With a completed or near-completed property, more of the physical product can be evaluated directly.
Neither category is automatically better.
It depends on your objective and timeline.
This is one of the most common mistakes in luxury-property buying.
Suppose Project A appears cheaper per square foot than Project B.
That does not automatically make Project A better value.
Compare:
Carpet Area → Actual usable space
Layout Efficiency → How well that area is used
Floor & View → Premium or compromised positioning
Parking → Number and type of spaces
Project Density → Number of families sharing the development
Amenities → Useful facilities vs brochure features
Total Acquisition Cost → Actual amount required to complete the purchase
Only after comparing all these factors does price per square foot become meaningful.
Before paying a booking amount, ask for a detailed written cost sheet.
Your total acquisition cost may include several components beyond the headline property price, depending on the transaction and applicable rules.
These can include applicable taxes, stamp duty, registration, maintenance-related deposits and other documented project charges.
The correct question is therefore not:
“What is the flat price?”
It is:
“What is my complete acquisition cost?”
That one question can make comparison between projects much clearer.
Do not rely exclusively on advertisements, WhatsApp messages or old property portals for regulatory information.
Individual Rajhans project pages publish RERA registration details. For example, the official pages currently show registration details for Golf Link, Silvana, Zorista and Altezza.
Before booking, verify the specific project and current details through the relevant Gujarat RERA records and project documents.
Before shortlisting a premium project in Vesu, compare these eight points:
If two projects are compared using the same eight points, the decision becomes much clearer.
Instead of declaring one project the “best,” match the property category with your requirement.

4 BHK requirement:

The “best” project for a family wanting a practical premium 3 BHK will naturally be different from the best option for someone looking for a 6 or 7 BHK super-premium residence.
The better strategy is to shortlist according to:
