The DREAM City–Khajod side deserves attention because South Surat is gradually developing a cluster of major infrastructure and business destinations.
For property investors, the interesting story here is not one individual project.

DREAM City + Diamond-related business activity + Metro connectivity + Bullet Train access + expanding South Surat
This could gradually support different property requirements.

Vesu's investment story is fundamentally different.
Vesu is already one of Surat's established premium residential and commercial locations.

Therefore, the Bullet Train does not create Vesu's property demand.
Instead, improved regional connectivity can potentially become one more advantage for people who already prefer living or working in Vesu.
For business owners and professionals who travel frequently between Surat, Mumbai, Vadodara and Ahmedabad, better regional transport can strengthen the practicality of staying in a premium South Surat location.
Established Location + Premium Housing + Commercial Ecosystem + Lifestyle Infrastructure + Regional Connectivity
That combination may matter more than simply being closest to the Bullet Train station.
VIP Road and Bhimrad represent another interesting part of South Surat's development story.
These locations continue to see residential development and are closely connected with the broader Vesu ecosystem.
Their long-term advantage could come from access to several growth drivers rather than one project alone.
For example:

DREAM City side access
Metro development
Airport connectivity
New residential development
Commercial expansion
For homebuyers, this can make the area relevant for modern residential living.
For investors, however, project selection and purchase price remain critical.
Dumas Road has a different real-estate character.

For HNI and NRI buyers, this corridor can be particularly interesting because infrastructure development around South Surat can improve access to multiple transport modes.

Surat Airport and the surrounding Dumas-side development create another infrastructure layer.

NHSRCL states that the full Mumbai–Ahmedabad journey is planned at about 2 hours 7 minutes with limited stops, with trains operating at up to 320 km/h.
For Surat's business community, faster regional movement could improve interaction with major commercial centres.
That may be particularly relevant for:

Real estate follows economic activity over time.
Therefore, the bigger property story may not simply be properties near the station.

But the primary property decision should still depend on:

One of the biggest mistakes in infrastructure-led investing is paying tomorrow's expected price today.
Imagine two similar properties.
Property A: ₹1 crore in a strong established location.
Property B: ₹1.30 crore simply because it is being marketed as “near Bullet Train.”
Property B is not automatically the better investment.
If infrastructure expectations are already included in the selling price, future upside can become limited.
Always ask:
“How much premium am I paying today for a future benefit?”
That is a much smarter investment question.

Check road travel time to the station—not just kilometres.
2. Current development
Look at what exists today, not only what is promised.
3. Future planning
Understand TP schemes, zoning and infrastructure plans.

The Bullet Train could become an important catalyst for Surat.
But we would not recommend buying a property only because it is near the Bullet Train.

It can be worth evaluating, but proximity alone is insufficient. Pricing, zoning, road access, surrounding development, rental demand and the property's legal status are more important.
It may improve connectivity and strengthen the attractiveness of some locations, but no infrastructure project can guarantee property appreciation.
The Bullet Train story for Surat is bigger than one railway station.
It is about potentially bringing Surat closer—economically and practically—to major cities such as Mumbai, Vadodara and Ahmedabad.
For real-estate investors, the opportunity may therefore extend from Antroli and the station influence zone to DREAM City, Vesu, VIP Road, Bhimrad, Dumas Road and other connected parts of South Surat.
But successful infrastructure investing requires discipline.
Don't buy the announcement.
Don't buy the hype.
Buy the right property at the right price.
